THE FARM The farm is located in a pretty, unspoilt valley, nestled in the rolling hills around the medieval village of San Miniato. Its location is enviable, as the 4 most important cities in Tuscany are within easy reach from here: Florence, Pisa, Lucca and Siena.
The farm dates back to the 1700s. Originally it was a podere, a parcel of a larger estate. Today it is a modern organic farm producing large quantities of a wide variety of vegetables, aromatic herbs and strawberries, as well as wine.
We grow a wide variety of vegetables, including fennel, leeks, cabbages, turnips, tomatoes, potatoes, lettuces, asparagus, artichokes, onions and garlic, in a carefully planned rotation to avoid over-exploiting the land. We have just started growing aromatic herbs, for which there is a great demand. During the spring and summer, we grow strawberries. They thrive here and we have become justly famous in the area. Most of our fruit and vegetables go to organic shops, but we also deliver weekly boxes directly to families. Our 2.5 hectares of vineyards, planted with Sangiovese, Merlot and Cabernet grapes, produce up to 10,000 bottles.
THE VINEYARD The vineyards are planted with 1.2 ha of San Giovese, 0.7 ha of Merlot and 0.6 ha of Cabernet. We produce between 5,000 and 10,000 bottles of wine each year. Il Rosso Biologico, or Tuscan red wine, is a blend of three grapes. It changes from year to year, depending on the harvest. It enjoys a good reputation in the region. Il Rosso Biologico is made entirely in-house. From harvesting to fermentation and maturation to bottling. The Farm The Fattoria is located in a beautiful, unspoilt valley, nestled in the rolling hills around the medieval village of San Miniato. The location is enviable, as the 4 most important cities in Tuscany are within easy reach: Florence, Pisa, Lucca and Siena. The farm covers 54 hectares and includes vegetable growing, two vineyards, olive groves, arable land and coppice. The farm dates back to the 1700s.
It is a village that in the past was called "Three Houses" and was built in different eras. It is assumed that the main house (today the "villa") was the original farmhouse in the eighteenth century, while the other buildings were added later. The village consists of 5 buildings
1. The Villa: approx. 500 m2, built from scratch by the current owners between 2010 and 2012. Formally, it was a renovation, but in reality only the outer walls were retained; everything else, starting with the foundations, is new. It is therefore a modern two-storey villa, built in the purest Tuscan style (all suppliers and labour come from the region), with an earthquake-proof structure made of reinforced concrete, double wall insulation and the latest generation of systems: underfloor heating (natural gas boiler), air conditioning, windows, etc.
It consists of 6 bedrooms, all with en-suite bathrooms, two living rooms, a large kitchen and various utility rooms, including a laundry room and a large garage. A large terrace completes the building. There is also an extension to the garage that can be used for various purposes: breakfast room, business space, gym, etc.
2. The Red House: approx. 600 m2, partially renovated in 2010 with new windows, wood-burning heating, etc. It consists of a ground floor, which is now used as a company building (shop, office, warehouse, workshop, changing rooms, cellar) and 3 apartments on the first floor with a total of 6 bedrooms and 3 bathrooms.
With a suitable renovation, up to 12 B&B rooms or, alternatively, 6 farmhouse apartments could be created. 3. Il Casaletto: about 200m2 in a historic building probably used as a dry storage facility. A beautiful existing project can include 2 apartments or 6 B&B rooms.
4. The Fienile: 100 m2 in a magnificent rural building that could be converted into a restaurant or rooms or apartments; given the height, a large mezzanine floor can be created to increase the usable space.
5. The shed: 100 m2 of production space that can be left as it is or converted into a cellar, a room for agricultural implements, etc. There is currently no swimming pool, but a good-sized pool could be built in front of the barn.
So, if there were interest in a tourist accommodation, a total of around 18 rooms with bathrooms could be created; any further expansion should be carried out through an Pma (Agricultural Improvement Programme), which would be possible if the entire estate were purchased.

The town of San Miniato, which has a population of 28,000, is located about 50 kilometres east of Pisa. To distinguish it from the town of the same name in the province of Florence, it is called San Miniato al Tedesco ("of the Germans"). The reason for this is that the town was under German rule from the 10th to the mid-14th century, before it passed to Florence in 1347. The Torre di Federico II, a tower built by Frederick II, still reminds us today of the time under German rule. Together with the Torre di Matilde, the tower characterises the silhouette of San Miniato, making the picturesque old town visible from afar as you approach.
The magnificent Duomo Santa Maria Assunta e San Genesio dates from the 12th century and displays both Romanesque elements from the time of its construction and Gothic influences that have been incorporated into the building through numerous modernisations. In the Chiesa San Domenico on the pretty Piazza del Popolo, there are frescoes in honour of Masolino da Panicales and a sculpture by Donatello.
San Miniato is also a member of the Cittaslow movement. The calm and composure of the locals quickly rubs off on visitors.
